Conveyancing
Buying a new home can be very exciting, whether it is your first home or a change of home. Buying a new home can also be confusing and stressful. You may get involved with a mortgage, with leases, gazumping, covenants of title or broken chains. You may be concerned about road widening proposals, or local development plans.
How can we help?
We aim to provide quick, efficient and personal service, giving you clear advice on any difficulties that arise, at a fair price.
Looking for a home
We are used to dealing with Estate Agents and can explain how chains of transactions can slow your purchase down, and what can be done to speed it up. Our long experience can help you decide whether a leasehold flat is right for you, and we will make enquiries on your behalf to see if there have been problems with the Landlord or other flat owners.
You may be concerned about road widening proposals, or local development plans. We will ask the local authority for information held by them, and explain what it means if a building is listed, or if there is a tree preservation order, or if the property is in a conservation area.
Moving In
We will provide you with a report on our enquiries before you are committed to buy the property. Then we can make arrangements concerning the deposit and exchange Contracts for you. We will ensure that the proper documents are signed so that the property is transferred to you, and any mortgage loan obtained.
Other Factors
Factors outside your control, and ours, may produce problems and delays at some time during your purchase, but you can rely on us to give you the support you need. Our aim is to make sure everything goes smoothly on the day fixed for you to move in to your new home.
Whether you are about to move home, or just thinking about it, please contact us for more information on how we can help you.
